904 College in Boulder, Colorado, occupies a prime location between Downtown, University Hill, and Chautauqua. The building, originally constructed in 1927 as a neighborhood grocery store, is currently home to Alpine Modern, one of Boulder’s preeminent coffeehouses. We acquired the property in 2025, and Alpine Modern—its tenant since 2015—has established a strong community presence, creating a welcoming environment for local connection. It is our intention that this tenant continue to thrive for years to come, as they have become a true neighborhood hub, earned numerous awards, and remain locally owned and operated in Boulder.
