3405 Edgewater

Acquired in 2018, 3405 Edgewater Drive was previously a defunct QSR restaurant, Hubbly Bubbly. Following the acquisition, we conducted a competitive selection process to secure a fresh, vibrant tenant for the space. As a second-generation restaurant location, it attracted strong interest and multiple offers; ultimately, we selected Foxtail Coffee, a rapidly growing regional brand, making this their sixth store. Since then, Foxtail has expanded to nearly 100 locations across Florida and the southeastern United States and has partnered with Kelly’s Ice Cream, which co-occupies the space. Today, the property serves as a popular neighborhood gathering spot and a key community anchor in College Park.
